Older park, but everything works. Does need some major freshing up, like painting tables, etc., and updating the electrical hook-ups. Some highway noise, but that's OK as we only wanted an overnight. Easy to find from the roads. Manager is funny, and entertaining, we like him.

We pulled in during a rain storm so everything is soggy. However, the managers are wonderful, very helpful. It's right next to a super Walmart, which is nice. Not so nice is the rail road, but we were so tired we slept through the noise. One big negative is the directions on the web site are not decent, we had to phone and get directions while on Rt. 287. We would definitely stop over for a night or two if we were traveling through again.

We loved this place! The managers were very friendly as well as helpful. The deer are fun to watch. It's quiet, restful, and sites are wide. The springs are so peaceful. Cell phone coverage is weak, but on Rt. 59 and 259, you can call anywhere. Our Verizon air card for the computer was slow and very weak, but we did get on line with patience. No cable, but we have Direct TV. Nacogdoches is right down the road with whatever services you need.

We liked this CG. Very nice hosts, roomy spots, older electrical hook-ups but they worked. Lots of trees. Needs freshing like painting the picnic tables, etc. Good for an overnight.

This place is lovely! Plenty of shade, beauty, quiet, deer right outside the rig. We loved it. We rated this a 9 and not a 10 due to the sites being unlevel and some sites a challange to back into. Lots to do in the area, hiking, fishing, exploring. We would return here in a heartbeat.

We'd give this clean, pretty campground a 10 except that the sites are really close together. The sign is hard to see, we found it by spotting the other RVs from the road. However, it's a great overnight stop. Sites are level, grass is green, flowers just coming out and lovely. Owners/managers very nice, very helpful.

New owner as of October 2008 is renovating and has folks cleaning up the place. Campground is well located and easy to find. Sites are not level and soft sand. OK for an overnight.

Nice location, quiet, and convenient to I-40. Many mobile homes are junkers, few rules, mostly unenforced. Many junker RV's. Rate is a guess, we stayed a month for $300.00. Owners pleasant. Would not go back unless we had no other choice.

This is a no frills park but we loved it. Very quiet, very clean, well maintained. Excellent management. We have Direct TV and a Verizon card for the computer, so we lacked for nothing. Laundry is free, no dryers because you can hang it out on their lines. Good old sunshine dry. The daily rate is an estimate as we are staying the whole season and pay the monthly rate.

Well located off the main street in town. Nice management. Only thing we hated were the goat heads everywhere making walking the dogs horrible. These stickers are strong enough to go right through our shoes. Otherwise, a nice place for an overnight.

Very convenient to just about everything you need. Spaces very tight; lots of shade; nicely kept up. 30 amps only. Best part is park's location next to open, beautiful green space. There are lakes, creeks, children's play area, fantastic place to jog or dog walking, and riding bikes. We took lots of photos.

Quiet, pretty place in ranch country conveniently close to Gunnison. Wonderful hiking trails, biking, SUV trails, fishing, lots of history abound. You could spend a month or longer just exploring some gorgeous country. New managers pleasant, helpful, cheerful. Workampers great, down to earth folks. We loved the place.

This park is small, too near the interstate, but wonderful for any animal lover. Lots of dogs, cats, goats, horses, chickens, guinea pigs around. Like a petting zoo. We loved the place. Very friendly management.

Just off highway 225 which made it very convenient to all of Denver, etc, but traffic noise high. Owner very nice, but does not keep up property. No monthly rates available for June, July and August. Weekly rates are: $230.00

We stayed here for 2 months and loved it. Very simple, clean, no frills, but quiet and well run. Not far from I-10 for easy access to Tucson.

We enjoyed our stay. No restrictions on size of dogs or breed as long as the rules were followed. Easy access to I-40, pretty area, large sites, clean, very well managed, friendly and helpful people all around. Many full timers, all ages represented. RV storage area available. Access to hiking and ATV trails everywhere.

Rural, beautiful, near Loveland. Quiet. We loved it. Nice place for a family gathering/reunion.

I'm working a traveler RN contract at an Albuquerque hospital thus had reservations for a 6 month stay. Most of the "monthlys" are in the back row or along the fence. The only maintenance of grounds was in the overnight areas, until Balloon Fiesta time. Some sites do not have phone accessibility. Dead bushes and trees along the fence. Best sites are in the front.Staff, for the most part, nice; but if you need help of any kind, don't ask. Some of staff outright rude. Guides to your site available, but won't stay to assist in parking your rig if you need it. Dog lovers have to constantly pick sand burrs and goat heads out of dog feet. Otherwise, this is a scenic spot, close to everything you need, easy off and on I-40. I would not return to this park for an extended stay again.

Very rural, quiet, close enough to on/off I-10. Friendly staff and RV'ers in general. A few park models, but mostly RVs. Dog friendly as long as you follow the rules. A place for horses, also. We loved it there, would go back in a heart beat. We stayed 2 months.

We stayed for 3 months; loved the place. Very quiet, nice staff. Very clean. Close enough to Scottsdale, Phoenix, Mesa, and Fountain Hills, yet not on top of them. Cassino across the highway.

We stayed two weeks because the truck broke down. The staff made us feel 100% welcome and went out of their way to help out.

Large park with many park model homes. Half the park animal friendly, the other half hate animals and are very vocal about that, too. You name it, this park offers it. It's almost a self-contained city with a post office, store, restaurant, motel, and lots of craft work areas. Much more than I can list. Very expensive. Many residents hate kids and families not allowed except Holiday times. Easy on and off I-10.

Beautiful area, gorgeous scenery, very rural. Staff OK but not warm. No cell phone reception. No TV. Very quiet. Whole Western Mass area full of things to do, see, and enjoy.

I had the time of my life. Country setting, lots of things to do for everyone, open and shaded areas, friendly staff.
